The building comprised a hotel and conference centre. The structure extended to approximately 4,800m² and exceeded 15 metres at its highest point, requiring a carefully sequenced demolition approach due to its size and proximity to neighbouring residential properties and a nearby school.
These constraints required detailed planning, close coordination, and robust protective measures throughout the demolition process.

Ecology Works:
Greenfield Demolition worked in close coordination with ecological specialists to ensure all works were carried out in compliance with environmental and wildlife potection requirements. Pre-commencement surveys were undertaken where necessary, and any ecological constraints were carefully incorporated into the programme. Works were sequenced to avoid sensitive periods, and exclusion zones were implemented where required to protect habitats and ensure full compliance with relevant legislation.
Live Residential Development Environment:
With the site surrounded by an active residential new-build development, maintaining safety and minimising disruption was a key priority. A detailed logistics and site management plan was implemented to control vehicle movements, deliveries, and waste removal. Clear segregation between demolition activities and the surrounding development was maintained at all times, supported by robust fencing, signage, and controlled access points. Ongoing communication with site stakeholders ensured that neighbouring works could continue safely and without interruption.

Segregation, safe handling, and compliant disposal procedures were implemented for all hazardous materials, ensuring risks to operatives, the public, and the environment were effectively controlled.

Greenfield Demolition achieved a 99.87% recycling rate across all materials removed from
site, including:
- Mixed construction and demolition waste
- Wood waste
- Metals
- Non-recyclable waste
- Aggregate material (crushed on site)
- Asbestos waste
All concrete and hardcore arisings were crushed on site to a 6F2 specification generating approx. 7000 tonnes of reusable material and stockpiled for reuse during the subsequent development phase, reducing vehicle movements and minimising environmental impact.
